What are the fees to be paid by the purchaser?
The fees to be paid by the buyer are calculated from the net seller and not from the agency fees included. Example: for 100,000 euros net seller and 110,000 euros FAI, the buyer will pay on the net seller. Our real estate agency practices the agency fees charge buyer.
How do you proceed when estimating?
During a real estate estimate, we move to the seller's home and first proceed to a calculation of area then we ask all the necessary information to the owner to refine the estimate and finally we send by email the estimated report of the property.
What is the duration of your exclusive mandates?
Our exclusive mandates have an irrevocable duration of 3 months from the day of signature of both parties (seller and real estate agency). At the end of this period, it will be extended for a period of 12 months at the end of which it will end automatically without any formality. However, either party may terminate it at the end of the initial period or at any time during the extension period, by registered letter with acknowledgment of receipt and subject to compliance with a notice period of 15 days.
How are our fees calculated?
Our fees are calculated in relation to a percentage defined in our scale and available on our website under fees. Agency fees are always subject to VAT at the rate of 20%. They are collected when the authentic deed is signed at the notary's office.

What does the notary request as a document?

What is the sales agreement?
The sales agreement is the first act which seals the agreement of the parties to a sale of immovable property. This is called a 'preliminary contract' because it is preparatory to the signing of the final deed. The seller declares that he wants to sell his property to the buyer, who declares that he wants to buy it, on the conditions specified in the contract. What is the security deposit?
