In the areas defined by prefectural decree, the seller must provide a statement of the presence or absence termite, for any building built, whatever its destination. Land that does not include any construction is not affected by the search for termites.

The statement relating to the presence of termites is inserted in the technical diagnostic file attached to the compromise (or promise) and then to the authentic deed of sale.
It allows the information of the buyer, who thus buys knowingly, and knows if his property is infested or not by termites.

The condition is carried out by a professional diagnostician. It is valid for 6 months.
For a condominium lot , the parasitic state relates only to the private part of the lot.
It indicates the parts of the building visited and those that could not be visited, the elements infested by the presence of termites and those that are not.

Note : if termites are detected, the seller has the obligation to make a declaration to the town hall, within one month, using the Cerfa form n ° 12010 * 02.

The mayor can then require the owner to carry out termite eradication work within 6 months.

It is useful to consider this issue in the compromise.

Good to know

Termites feed mainly on cellulose. Living in community, they attack wood and can very quickly cause the collapse of floors, beams and frames of residential houses.
