Seasonal rental
A seasonal rental, or vacation rental, is concluded for a maximum of 90 days, but more often for the week. It is usually furnished.
The lease, in writing, mentions the rent, and the respective obligations of the lessor and the tenant.
Some diagnoses are mandatory (Sheet 10-2: mandatory diagnostics for rental). A security deposit is usually provided. Charges can be included in the price, or be the subject of a flat rate, or be paid according to a real consumption of electricity, heating ...
The tenant generally has the obligation to insure himself against rental risks.
Note : Frequently the "multi-risk home" insurance contract contains a "resort" clause: the tenant can inquire with his insurer to check if he must take out specific insurance, or if he is already covered for his seasonal rental.
If the property is furnished, an inventory of the furniture is attached to the contract. It can also be established during the inventory of fixtures of entry.
When the seasonal rental is concluded through a real estate agent, the rent deposit cannot be received by the agency more than 6 months in advance, and it cannot exceed 1/4 of the rent. The balance of the rent can be paid, according to the lease, either one month in advance or at the time of delivery of the keys to the tenant.
Note : the real estate agent's fees are generally the responsibility of the tenant, depending on what the agency's scale provides.

Good to know
The lessor has every right to cash the cheque that has been given to him as a deposit.
