Non-collective sanitation

The " sanitation " diagnosis must be established for any property for residential use that is not connected to collective sanitation, that is to say to the public wastewater collection network.
Note : if the property is partially connected to the public network, this diagnosis must be established.
The control of the installation is carried out by the Public Service of Non-Collective Sanitation (SPANC). It is necessary to contact the municipality in order to obtain the contact details of the competent service.
The check makes it possible to verify that the sanitation plant does not pose a danger to public health and the safety of persons.
After its inspection, the SPANC draws up a visit report, which is inserted in the technical diagnostic file attached to the compromise (or promise) and then to the authentic deed of sale. This control is valid for 3 years.
Note : when the non-collective sanitation installation is not compliant, the buyer has the obligation to carry out the compliance work within one year after the authentic deed of sale.
It is useful to have this work quantified by a quote and attach it to the sales agreement, so that the buyer is clearly informed of the cost of the necessary work.
