Condominium fees

When a building is in co-ownership, the sums necessary to finance the collective facilities (elevators ...), the maintenance, conservation or restoration of the common parts are divided between the co-owners. These co-ownership charges are decided by the assembly of co-owners.

There are 2 main types of condominium fees :
• General expenses, which correspond to the conservation, maintenance and administration of the common areas. These are: the trustee's fees, cleaning costs, repair of the electrical installation...
• Special charges, which make it possible to finance the common equipment and utilities provided to the building. These are: the collective antenna, the elevator, the collective heating ...

The co-ownership by-law determines the share of charges that must be paid by each lot of co-ownership. The loads are divided between the lots:
• In proportion to the value of the units, for general expenses,
• Depending on the usefulness that the common equipment or collective service presents for a lot. For example, the higher the lot is located, the more elevator charges it will pay.
Each co-owner must pay the charges corresponding to his lot:
• On the 1st day of the quarter, or on the date set by the meeting of co-owners, for calls for funds corresponding to the provisional budget voted by the general meeting,
• On the date set by the decision of the meeting of co-owners, for calls for funds not provided for in the provisional budget.

Good to know

In application of the Élan law (law n ° 2018-1021 of November 23, 2018), and by November 23, 2020, all the electric risers of the condominiums will be the property of the public electricity distribution network (except in case of opposition of the co-owners). The maintenance and renovation work is therefore the responsibility of the latter and no payment of charges can be requested from the co-owners for them.
