Diagnostics during a sale
Are you selling your property? You must provide the buyer with a technical diagnostic file whose content is based on the type of property you are selling, its location, its equipment and its date of construction.
Asbestos :
This diagnosis is mandatory for all built buildings whose building permit was issued before 1 July 1997.
Lead :
This diagnosis is mandatory for all residential properties built before January 1, 1949.
Termites :
This diagnosis is mandatory for all built buildings located in a contaminated area determined by a prefectural decree.
The indoor gas installation :
This diagnosis is mandatory for all residential properties with an indoor gas installation more than 15 years old.
The indoor installation of electricity :
This diagnosis is mandatory for all residential properties with an electricity gas installation more than 15 years old.
The energy performance diagnosis:
This diagnosis is mandatory for all enclosed and covered buildings equipped with a heating system.
The state of risks and pollution :
This diagnosis is mandatory for all properties, including land, as long as they are located within the perimeter of a risk prevention or seismicity plan.
Since 1 January 2018, it also includes information on soil pollution.
The condition of the non-collective sanitation facility :
This diagnosis is mandatory for all residential properties that are not connected to the collective sewerage network.
The merule :
Information is mandatory for all built buildings located in a contaminated area determined by a prefectural decree.
Information on the risks of air noise pollution:
This document is mandatory for dwellings located in an aerodrome noise exposure area.

Good to know
If the diagnostic file is not transmitted in time, the seller is liable to a fifth-class fine, between €1,500 and €3,000 .
