Lead diagnosis or CREP
The finding of risk of exposure to lead is mandatory only for houses or apartments whose building permit was issued before 1 January 1949. The period of validity of the Crep is unlimited for housing offered for sale showing the absence of lead. However, for lead concentrations greater than or equal to 1mg/cm², the Crep is valid for one year.

The state of risks and pollution (ERP : exe ERNMT)
Each dwelling has a different environment that must be qualified so that the tenant or buyer can, in any case, know the risks. These may relate to issues:
  • natural (floods, volcano, cyclone, forest fire,...)
  • mining (e.g. ground movement)
  • technological (pollution, factories,...)

Requested when the housing offered for sale is located in a condominium, it allows the buyer to know precisely the surface he will acquire.
  • Asbestos diagnosis
The presence of asbestos in the dwelling must also be mentioned for dwellings whose building permit dates from before July 1997. As with lead, the period of validity of the asbestos state is unlimited if it is not detected in the dwelling.
  • Termite diagnosis 
The state relating to the presence of termites, insects gnawing wood, concerns only housing located in an area delimited by prefectural decree. The diagnosis has a validity period of six months.
  • Natural gas installation
This diagnosis is only required on installations that have been carried out for more than 15 years.
