Buying a furnished property - The process.

The law defines a furnished property as being "equipped with the furniture necessary for the sleep and daily life of the tenant". It must also "be provided with heating, water supply and sanitation ". A furnished property therefore includes objects that can move or be moved namely furniture (table, chairs, bed, ...), household appliances (refrigerator, oven, hob, washing machine, dishwasher, ...), kitchen furniture, bathroom furniture, curtain rods, basic dishes, or garden furniture.

The buyer of a furnished property will have to pay the notary fees, generally amounting to between 7 and 12% of the sale price. If the price is set globally for the property and movable property, these fees will be calculated on this selling price. But article 735 of the General Tax Code allows the buyer to separate the sale price of the property from the sale price of the furniture in the deed of sale. Thus, the buyer will be exempt from notary fees on the furniture. It is then advisable to establish a precise inventory of the furniture, to have them estimated from the purchase invoices, and finally to add a mention stipulating that you agree to buy the furniture only if the sale of the property is concluded when signing the sales agreement.
